We welcome pets and are committed to creating a comfortable and respectful environment for all residents, both with and without pets.

To support this, we’ve established clear expectations and a consistent process for pet registration, assistance animal requests, and community guidelines.

All households are required to complete a PetScreening profile as part of the application and residency process.

Why PetScreening

We partner with a third-party provider, PetScreening, to create a consistent and reliable process for all households.

PetScreening is used to:

  • Screen household pets
  • Review assistance animal accommodation requests
  • Ensure all residents understand and acknowledge our pet policies

This helps provide a clear, standardized experience while keeping all pet and animal information in one place.

Restricted Breeds

The following breeds are restricted:

While we welcome most breeds, the following are prohibited, including mixed breeds containing any of these: Akita, Alaskan Malamute, Chow Chow, Doberman Pinscher, German Shepherd, Great Dane, Husky, Pit Bull Terriers*, Rottweiler, Saint Bernard, and Wolf Dog Hybrids. *(including all Pit Bull breeds – American Pit Bull Terriers, American or Irish Staffordshire Terriers, Bull Terriers, Pit Bulls, American Bull Dogs, Pit Bull Bordeaux, and Fila Brasileiro). Additional breeds may be added at any time. Domestic pets such as birds and fish may be permitted with written approval from on-site management. Fish tanks must not exceed 10 gallons. No reptiles or exotic animals.

Breed restrictions do not apply to approved assistance animals.

Assistance Animals

We comply with all applicable Fair Housing laws regarding assistance animals.

  • Assistance animals are not considered pets
  • Pet fees, breed restrictions, and weight limits do not apply
  • Requests must be submitted through PetScreening for review


Animal Responsibilities

The following expectations apply to all animals within the community, including pets and approved assistance animals, where applicable:

  • Animals must be under control at all times in common areas
  • Animals should be on a leash, harness, or carrier, unless a resident’s disability prevents the use of these devices
  • Residents are responsible for cleaning up after their animal
  • Residents are responsible for any damage caused by their animal
  • Animals displaying aggressive or disruptive behavior may result in lease enforcement actions


Pet Fees

  • One-Time Pet Fee: $350 per pet
  • Monthly Pet Rent: $30 per pet


Pet fees and deposits apply only to household pets and not to approved assistance animals.

Terms & Conditions

Rental criteria

Thank you for your interest in our community. Applications are evaluated using a consistent and fair process to determine eligibility based on the criteria below.

Application & Identification

Each person 18 or older must complete an application and provide a valid government-issued photo ID.

Occupancy

The general standard is two persons per bedroom plus one additional person per apartment. Additional residents may be permitted on a case-by-case basis, depending on factors such as the apartment’s size or configuration, the building’s capacity and systems, and state or local code requirements.

Rental History

Applicants must have a positive rental record with on-time payments, no lease defaults or damages, and no evictions in the past five years.

Screening and Verification Process

Applications are processed through a third-party screening company to provide an objective evaluation of:

  • Credit History – payment records, debts, and housing judgments.
  • Criminal Background Check – based on nature, number, severity, and timing of offenses.
  • Income Verification – confirming documentation matches stated income.
  • Fraud Detection – identifying falsified documents such as paystubs or bank statements.
  • Identity Verification – validating government-issued photo ID.

If denied or approved with conditions, applicants receive an adverse action notice with information to dispute results and contact the screening company or consumer reporting agencies. Applicants will be notified of their application status as soon as the screening process is complete, typically within three business days. RISE Residential and its affiliates are not responsible for inaccuracies from third-party reporting agencies.

Income Requirements, Guarantors, and Guarantor Waiver Program

Applicants must have verifiable gross monthly income of 3x the monthly rent to be fully approved.

Applicants with income between 2.5x and 2.99x the monthly rent may be approved with conditions, requiring either a qualifying guarantor or enrollment in the Guarantor Waiver Program.

Applicants with income below 2.5x the monthly rent will result in an automatic denial.

Guarantors:

  • Allowed for income qualification only, not credit.
  • Must reside in the U.S., meet all screening criteria independently, and have verifiable gross monthly income of 4x the monthly rent.
  • Guarantors are jointly and severally responsible for the lease and must sign a Guaranty Addendum.

Guarantor Waiver Program:

  • Applicants who cannot provide a qualifying guarantor may enroll in the Guarantor Waiver Program.
  • The fee is $33 per month, non-refundable, and considered additional rent.
  • Enrollment fulfills the conditional approval requirement but does not reduce the resident’s financial responsibility for paying rent or returning the apartment in good condition.

Proof of Income:

Proof of income must reflect direct income to the applicant.

  • Paystubs: The most recent six consecutive weeks showing year-to-date earnings.
  • Employment Offer Letter: For employment starting within 30 days; must include company name/logo, business address, phone, salary, and company domain email. Employer must be verifiable via website and phone.
  • Self-Employment/Variable Income: Prior year tax return plus last three months of bank statements showing consistent deposits.
  • Other Sources (e.g., pensions, Social Security, child support): Official documentation plus three months of bank statements showing matching deposits.

If the applicant is unemployed and does not have a verifiable monthly income, bank statements must show a balance equivalent to 3x the rental obligation for the entire lease term.

If income cannot be verified or employer cannot be independently confirmed, the application is incomplete and may be denied. Providing falsified or altered documents will result in automatic denial or lease termination.

Non-U.S. Citizens

Applicants must provide valid USCIS documentation, such as an I-551, I-766, or I-94, plus a Passport or Visa.

Pets

A maximum of two pets per household, subject to breed/weight limits. A non-refundable one-time pet fee (per pet) and a monthly pet rent (per pet) apply. Inquire for details.

Administrative Fee

The administrative fee is refundable only if the application is denied or canceled within 72 hours of approval notice. Application fees are non-refundable.

Acknowledgment

By applying, you confirm that all information is true and accurate. Misrepresentation is grounds for denial or lease cancellation. I acknowledge submitting this application and paying applicable fees to hold the requested apartment home until the complete verification process and final approval are received.

If my application is denied, I acknowledge that I can request an appeal, correct incorrect information received from a third party, or present information regarding mitigating circumstances for consideration. Applicants with disabilities may request reasonable accommodations or modifications under the Fair Housing Act, including from this selection or rental criteria.
